In case of emergencies (a broken pipe or other severe damages to the property/apartment) the below mentioned craftsmen can be called. If craftsmen are used to solve tasks whose responsibility is the tenant’s or tasks in the property that are not an emergency, the expense lies with the tenant.

HOUSE RULES VALBY-KOLLEGIET

  1. Residents shall always act respectful towards one another
  2. Radio, television, music etc. should never be used in such a way that it disturbs other residents. After 10pm residents should be quiet.
  3. The property of Valbykollegiet, buildings and other belongings must be treated gently and in a proper way. Residents are liable for any injury caused by themselves or their guests upon irresponsible behaviour. In the case of a serious event the resident’s lease can be determined.
  4. The laundry room is located in the basement and is a Laundromat. Please visit saniva.dk/vasketur – “Valbykollegiet” for more information on use. Please bring ypur own drying rack, and please remove your clothes as soon as they are dry, to make room for other tenants.
  5. It is not allowed to put anything on the property of Valbykollegiet that by smell, level of sound, fire danger etc. is of danger to the other residents of the Valbykollegie or its neighbours. Bikes, laundry drying, child carriers etc. may not be put in the halls or stairways of the Valbykollegie. Furthermore bikes are not allowed in the apartments.
  6. Bikes are to be set in the designated bike area/shed
  7. Pets are not allowed

      The guest network is a closed network, ie. You can’t see other devices on it. Therefore, use the guest net if your devices do not need to communicate to each other. And of course for your guests.

  10. Posters and flyers are not allowed anywhere else but on the information boards
  11. Smoking and the use of fire is prohibited in all indoor and outdoor areas of the Valby kollegie
  12. The landlord advices to sign up for “Nej tak til reklamer”. Please follow the instructions given on postdanmark.dk
  13. If the fire alarm is activated falsely you will be charged approximately 2500DKK. The expense will be split evenly among all residents if the person who activated the alarm cannot be identified.

Besides the fire alarm smoke detectors are installed in all apartments. If the smoke detector is activated it can only be deactivated by freshening the air in the apartment. You are not allowed to remove or deactivate smoke alarms in any way. A fee up to 2500DKK will be charged if it is proven that a smoke alarm has been tampered with.

  1. All common areas both indoors and outdoors are under video surveillance in order to ensure the safety of our residents.
  2. All garbage must be put in the containers at the main entrance. It is not allowed to put garbage next to the containers. In the case of electronics, cardboard, larger objects etc. please deposit it at the dumpster across Vigerslev Allé (Kulbanevej, Genbrugsstation 4)
  3. It is forbidden to leave garbage in the hallways or any other place inside Valbykollegiet.
  4. The landlord highly advises tenants to use protection on all furniture legs in the apartment or to put a carpet in order to avoid damaging the floor.

Wifi – we have a tenant and a guest wifi net

      The guest network is a closed network, ie. You can’t see other devices on it. Therefore, use the guest net if your devices do not need to communicate to each other. And of course for your guests.

Rent is to be paid prior the 1st of every month to the same account as you transferred the deposit and prepaid rent to. We will send out a payment notification however if we were to miss one it is still your responsibility to make sure that the payment is made on time.

All of our apartments live up to the requirements for receiving boligstøtte/housing subsidy and CPR registration. Please note that you cannot register your CPR on the address before you have moved in. Couples are allowed as long as one of you live up to the requirements of residency.

Please make sure to clean after yourself after using the Work Space Area. It is not possible to rent/reserve the area for private events as the area is to be shared at all times among the residents of the building.

Please fellow general house rules ie. no noise after 10pm.

The laundry room is located in the basement and is a Laundromat. Please visit saniva.dk/vasketur– “Valbykollegiet” for more information on use.

Please make sure to remove your clothes and drying rack from the laundromat once your clothes are dry – there are a lot of residents using the space and furthermore the area is to be cleaned once a week and the cleaning company cannot access the area properly if your stuff is everywhere.

The building and outdoor area is fully equipped with video surveillance. In case of stolen items, suspicious behaviour, intruders etc. please do not hesitate to contact us via email or the emergency phone.

Lamps

Some apartments have LED lamps in the kitchen, this can only be changes by the caretaker, please let us know if it does not work. If the sensor and lamp in the bathroom stop working, please switch off all electricity (the tall cupboard in the kitchen) and wait for 60 seconds, turn the power on again and this should fix the issue. If not please contact the administration.

Drain and other installations

Maintaining the drain in the bathroom, shower head, fridge, kitchen extractor etc. is your own responsibility. The caretaker has a cleaning device you can borrow.

Vacuum cleaner

There is a vacuum cleaner that you can borrow. PLEASE clean and put it back after use. If the vacuum-bag is full please let the caretaker know and we will change it.

Heat

Please be aware of your heating usage. Turn down the heat, when you open the window.

You are allowed to sublease your apartment, if you have a written acceptance from the landlord, note that the person subleasing need to live up to the requirements of being a resident at Valby Studio Apt.

Please make sure to sort your garbage properly. Kitchen and general waste go into the big blue container. Please read on every single container what you can and cannot put – e.g. milk cartons and pizza trays are not to be put in the cardboard bins.

The bins outside the main entrances of the building are NOT to be used for kitchen garbage as it attracts rats and birds.

Larger garbage items such as beds, closets, chairs etc. are to be handed in at the waste management facility across the road (Kulbanevej Genbrugsstation). Putting larger items next to the blue waste container will lead to a removal fee of 500DKK.

Unfortunately, we have apartments that are plagued by cockroaches.
To avoid further spread, please ensure good hygiene in your apartment.
1) All food must be packed in tight bags/containers, & no food in the basement.
2) Clean the apartment frequently with soap and water. Wash places where dirt and food debris can collect (during washing, in the sink, hobs, drawers and cupboards)

If you see a cockroach or suspect this, contact the caretaker immediately using this link service.valbykollegiet.dk
He will hand out an insect spray to you and possibly summon pest control.

Please note that you have a duty to inform the landlord about pests as soon as you see them, so we can prevent it from spreading in the building.

Strollers can not be placed in common areas inside the building.

You can either place them in your own room, if you have a storage room or in the bikeshed.

If strollers are placed in the indoor common areas the caretaker will remove the strollers with no further notice.

If you are interested in renting a storage room in the basement the monthly cost is 500 DKK

Heating – You pay an acoto amount every month with your rent for heat and electricity.

 

Every year (medio march) we will send you a  heating account and an electricity account.

The account will show your use according to the meters in the room.

If you have used more than you have paid for  aconto monthly you have to pay,  and if you have used less than what you have paid for a a´conto you will get money back.

We advise you to keep an eye on your  heating consumption  by logging on to brunata online www.brunata.dk or contact the administration to give you an activation code.
